Cairns Property Market: Should You Invest?

November 02, 2026•8 min read

Cairns is still worth a serious look for investors, but it is no longer a market where buying almost anything will work. The Cairns property market has held up while most of Australia has turned lower, yet the latest data shows house price growth fading and rental yields getting thinner.

That split is the real story. One part of the market is still running hot, another is cooling, and rents are no longer keeping up with prices.

Interest rates have also moved again, which changes the math for anyone buying with a loan. This article tests the Cairns case with current data, looks at what could break the trend, and sets out the checks worth doing before you buy.

It also helps to compare Cairns with other investment locations across Australia before you decide.

What Is Happening in the Cairns Property Market?

Cairns Property Prices in 2026

The September 2026 Cairns Economic Monitor, published by the Cairns Chamber of Commerce, puts the median house price at $796,000, up 11.8% over the year.

Units have moved even faster. The median unit price is now $499,000, up 22.5% over the same period.

PropTrack, which blends houses and units, valued a typical Cairns home at $671,000 in September 2026. That figure did not move during the month, the first hint that momentum is changing.

Has Cairns Property Growth Started to Slow?

For houses, yes. Annual house price growth has eased to its slowest pace in almost a year, while unit growth is at its fastest in 18 months.

How the Cairns Property Market Compares With the Rest of Australia

Nationally, values are falling. Cotality's Home Value Index shows national dwelling values fell 1.1% in September 2026, leaving them 5.2% below their March peak and flat over the year.

Cotality links that slide to higher interest rates, weak confidence and reduced borrowing capacity. Regional markets have held up better, and Cairns sits near the top of the regional table.

Cairns North, with a median value of $877,738, grew 11.3%. If Cairns is beating the wider housing market slowdown, investors need to know why, and whether those reasons will last

Why Has the Cairns Property Market Held Up?

Relative Affordability Is Still Supporting Demand

Even after a strong run, the combined Cairns median is still $251,000 below the national average, according to the Economic Monitor. For buyers from the capitals, Cairns still looks cheap.

Buyers moving north for space and climate add to that demand, a trend covered in our look at lifestyle migration and the property market.

Tight Housing Supply Is Limiting Available Stock

Cairns is not building enough homes. Trend building approvals in Cairns are down 21.2% year on year, even as approvals rise across Queensland and Australia.

A shortage of new homes supports prices and rents in the short term. It is the housing shortage in Australia in miniature, made sharper by a city hemmed in by mountains and sea

The Local Economy Is Doing More Than Tourism Alone

Trend employment in Cairns grew 1.3% over the year, and online job vacancies rose 1.8% while falling 1.0% nationally. International passengers through Cairns Airport are also up 10.8% on a trend basis.

One soft spot: the Queensland Government Statistician's Office projects Cairns population growth to slow from 1.2% a year to 0.7% by 2046.

Are Cairns Rental Yields Keeping Pace With Prices?

Cairns Vacancy Rate and Rents

The Cairns vacancy rate was 0.7% in July 2026, and it has stayed between 0.5% and 1.2% for 67 months in a row.

Nationally, Cotality puts vacancy at 2.0%. Even so, a very low vacancy rate is not always a buy signal, because it can also mean tenants are near their limit.

Median rents are $664 a week for a three-bedroom house, up 6%, and $538 for a two-bedroom unit, up 14%.

Has Rental Growth Kept Up With Capital Growth?

No. Prices have risen roughly twice as fast as rents for both houses and units.

What Happens When Cairns Rental Yields Shrink?

Gross rental yield is yearly rent divided by the price. When prices outrun rent, it shrinks.

Using the Economic Monitor's figures, FPW estimates the typical Cairns house yield has slipped from about 4.6% to 4.3% in a year, and units from 6.0% to 5.6%

Has Cairns Property Growth Gone Too Far?

How Much Have Cairns Property Prices Already Grown?

Over the past three years, Cairns prices have grown about 16.8% a year, a 59% rise in total, according to the Economic Monitor. The national average over the same period was 8.0% a year.

Over 10 years, Cairns is up 104%, ahead of Sydney at 61% and Melbourne at 63%.

Are Investors Paying for Yesterday's Growth?

Partly, yes. A low price and good value are not the same thing, and plenty of hotspots draw buyers late and then stall, as we cover in why some property hotspots never boom.

The Economic Monitor notes a 10% fall would only return prices to late 2025 or early 2026 levels. That means the most recent buyers carry the most risk.

For growth to continue, rents must keep climbing, supply must stay tight and jobs must hold.

What Could Cause the Cairns Property Market to Slow?

The aim here is not to predict a crash. It is to name the pressures worth testing a property against.

  • Higher interest rates. The Reserve Bank lifted the cash rate to 4.60% on 29 September 2026, its fourth rise this year, which cuts borrowing power and lifts holding costs.

  • Tax changes. From 1 July 2027, negative gearing is limited to new builds for property bought after 7:30pm on 12 May 2026. Most Cairns stock is established, and Cotality reports investor demand has dropped sharply (see our new negative gearing rules guide).

  • Insurance costs. The ACCC found Cairns premiums fell 12% after the cyclone reinsurance pool began, yet north Queensland home and contents cover still averaged over $3,100 in 2024-25. Get a landlord insurance quote first.

  • More listings. A local agency director says listings are at their highest since before 2021, which gives buyers more choice and less urgency.

  • Tourism exposure. International short-term arrivals into Australia hit a three-year low in June, and tourism still supports many local jobs.

What Should Investors Check Before Buying in Cairns?

A city-wide median tells you little about one property. These checks matter more in Cairns because of weather risk, tax changes and the price run behind it.

  • Recent comparable sales. Use sales from the last three months, not the last year.

  • Rent against total holding costs. Include interest, insurance, rates, maintenance, management and vacancy.

  • Local supply. Look for nearby estates or unit projects that add competing rentals.

  • Flood, storm tide and building risks. Check council flood maps, the building's age, roof condition and cyclone rating.

  • A no-growth stress test. Could you hold it for three years with no growth and a higher rate?

So, Should You Invest in Cairns?

Here is how the evidence stacks up

Cairns may still offer good opportunities, but the data does not support treating the whole market as a bargain. The strongest case is for well-bought properties that still make sense if growth slows.

The right Cairns property can still fit a sound property investment strategy. The wrong one can tie up your borrowing power for years.

The Cairns Property Market Needs a Closer Look, Not a Simple Yes or No

The Cairns property market has shown real strength while most of Australia has slipped. Tight supply, steady jobs and a price gap to the capitals all help explain why.

But resilience is not the same as value. House growth is slowing, yields are shrinking, rates are higher, and the tax rules for established homes are changing.

That does not make Cairns a bad market. It makes it a market where the individual property matters more than the headline.

Before you buy, test the purchase price, rent, borrowing costs, vacancy, insurance, maintenance, local supply and a realistic growth assumption. If the numbers still work under those tests, Cairns can earn its place in a portfolio. If they only work with another strong year of growth, it may be worth waiting or looking elsewhere.

Australia's record migration surge — peaking at over 528,000 people in a single year — created unprecedented housing demand almost overnight. We explain why the government used population growth as a deliberate tool to avoid recession, how that decision flows directly into property prices Australia-wide, and why rents have surged to record highs as a result.
